Praetor
This is an example. Every name, number, address and link in it is invented; only its shape is real. Your report holds the public records on the property you choose, prepared the moment you order and emailed to you as a PDF. If it cannot name anyone able to agree a sale, it is refunded.

Important notice

This report sets out what public records said about one property and its owner on the dates shown. Praetor prepared it from those records by automated means, and every fact names its source.

It is not advice. It does not say whether to buy the property, what to offer, whom to approach or how to finance a purchase, and nothing in it is a recommendation.

It is not a valuation. The price range in it is arithmetic on prices recorded for other titles, shown with its method. It is not an opinion of value by a valuer.

It is not a credit rating or an opinion on any company's ability to pay its debts. Figures from accounts are given as the company filed them.

Public records can be incomplete, late or wrong, and they change. The report does not replace the official copy of the title register, local authority searches, a survey or professional advice.

Where a record could not be read, the section Not checked says so, and nothing is put in its place.

Personal data in the report comes from public registers. Its use is subject to data protection law and to Praetor's terms, and the report is for the business that ordered it.

In an insolvency, a lender with a fixed charge is paid from the sale of the property its charge covers before other creditors. A floating charge ranks after the costs of the procedure, the preferential debts and a share set aside for unsecured creditors (Insolvency Act 1986, sections 175 and 176A).

Between lenders, an agreement on priority that the public register does not show can change the order. Charges in favour of lenders that are not companies are recorded only in the title register, which this report does not include.

The range is arithmetic on prices recorded in HM Land Registry’s company ownership files for titles of the same use nearby, read beside each title’s rateable value and floor area from the 2023 rating list. Each method takes the middle half of the sales, so the highest and lowest quarter do not set the range.

Where both methods give a range, the range shown runs between the two lower ends and between the two upper ends, each taken as their geometric mean. A sale is left out when its price cannot stand for one building on its own: a portfolio sale, several rating entries, a price under £50,000, or a price under 4 or over 33 times the rateable value.

Sales left out here: 2 sold with other titles for one price; 1 price under £50,000.

When the method was tested on 8,006 recorded sales on 6 October 2026, the price paid fell inside the range for 44% of them. A range is a summary of recorded prices, not a figure any sale reached.

10. How sales take place in this procedure

What the law and official guidance say about the sale of property in the procedure the owner is in.

Administration

In administration, a licensed insolvency practitioner appointed as administrator manages the company’s affairs, business and property (Insolvency Act 1986, Schedule B1, paragraph 59). The directors cannot use their management powers without the administrator’s consent (paragraph 64).

The administrator has power to sell the company’s property (Schedule 1), and acts for the purposes paragraph 3 sets, such as achieving a better result for the creditors as a whole than a winding up.

Property subject to a fixed charge can be sold free of the charge with the charge holder’s agreement or by order of the court, and the net proceeds go towards what the charge secures (paragraph 71).

A sale arranged before the appointment and completed straight after it is known as a pre-pack. Within eight weeks of the appointment, a sale of all or a substantial part of the business or assets to a person connected with the company needs the creditors’ approval or an independent evaluator’s report.

That rule is set by the Administration (Restrictions on Disposal etc. to Connected Persons) Regulations 2021.
