Praetor is provided by Preale Ltd, a company registered in England and Wales with number 13594079 (“we”). These terms apply between us and the business that opens an account (“you”). You can reach us through your Praetor contact.
Praetor is a service for businesses. By opening an account you confirm that you act for a business and not as a consumer, and that the person accepting these terms may bind that business.
Praetor brings together information from public records in the United Kingdom and Spain about commercial property and its owners, and shows who may decide a sale and the routes to reach them that those records give. It also provides deal packs, a contact log, reservations and the posting of letters you write.
The information comes from public records and is shown with its source. Records can be wrong, incomplete or out of date, and our matching of records to one another can be wrong. Praetor is information, not advice: it is not investment, legal, tax or valuation advice, and you should check every fact against its source, and take your own professional advice, before acting.
Keep your password private. An account is for the named user; colleagues need their own accounts. Tell us at once if you think someone else has used your account.
A reservation means that, for 30 days, we do not show the owner’s contact routes to other Praetor clients and do not let them log or send approaches to it through Praetor. It lapses if you log no approach within 7 days. A reservation does not give you any right over the property or the owner, does not stop anyone outside Praetor from contacting the owner, and does not oblige an administrator, liquidator, receiver or owner to deal with you.
You decide whether and how to contact anyone shown on Praetor, and you are responsible for doing so lawfully. In particular you must comply with data protection law (the UK GDPR, the Data Protection Act 2018 and, in Spain, the GDPR and Spanish law) and with the rules on direct marketing (the Privacy and Electronic Communications Regulations, including screening telephone numbers against the Telephone Preference Service and the Corporate Telephone Preference Service where they apply). Be courteous and proportionate, say who you are, and stop contacting anyone who asks you to. Letters we post for you are sent in your name, with the text you approve.
You may use Praetor’s information for your own business’s property dealings. You must not:
Some information is published under licences that come with conditions, including HM Land Registry’s licence for its ownership data and the Open Government Licence. Your use must respect them. We may suspend or end an account that breaks this section, without refund.
We take reasonable care in running Praetor, but we do not promise that the information is complete, accurate or current, that a property is for sale, or that any approach will succeed. We are not liable for loss of profit, of business or of opportunity, or for any indirect loss. Our total liability to you in any twelve months is limited to what you paid us in those twelve months. Nothing in these terms limits liability that the law does not allow to be limited, such as for fraud or for death or personal injury caused by negligence.
We may change the service and these terms. If a change is material we will tell you before it applies, and you may stop using Praetor. You can stop at any time; your access then ends with the period you paid for. We may end your account if you break these terms.
These terms are governed by the law of England and Wales, and its courts have exclusive jurisdiction.
